Two new luxury apartment buildings are one step closer to becoming a reality in Union Township after trustees approved a zoning change on May 12.

The trustees approved the change from a R-1 Residential to Planned Development for six parcels on Glen Este Withamsville Road. The property is 12.06 acres and is owned by the Union Township Community Investment Corporation, trustee John McGraw said in an email.

360 Properties plans to purchase the property from the CIC and build two midrise, four-story buildings with 191 units each. The floor area will total 449,288 square feet, McGraw said.

The project, located across from Larma Drive, will be a $30 million project. It is behind Sam’s Club and Walmart in Eastgate and will be similar to the style of Avalon at the Pointe, located on Ivy Pointe Boulevard.

“This is an exciting new project for Union Township. These two luxury apartment buildings will attract professionals to live, play and work in Union Township,” McGraw said.

He added, “We just learned last week that Crossroads East is going to build a 2,000 seat church in the Jungle Jim’s shopping center and now around the corner we are adding a major new development. Union Township is the place for new jobs and new development.”

A public hearing was also held during the meeting, during which residents expressed concerns about the construction noise, green space, sewer capacity and traffic.

The next step for 360 Properties is to finalize design documents and construction plans. Mike Morrison, the vice president of development, expects the land purchase will close in the next couple of months and construction will begin late summer and take about a year.

360 Properties is a new company and this is the company’s first property, Morrison said.

“Cincinnati continues to have a very strong dynamic for real estate investment,” he said.

The company was attracted to the Eastgate area because of the public and private investment going into that area and because they wanted to expand what’s going on there.

“We’re very intrigued by the dynamic, the current excitement and energy in Union Township,” Morrison said.
