A concrete construction business is moving forward with plans to relocate in Batavia Township after officials approved zoning modifications during their Dec. 1 meeting.

Denise Kelley, zoning administrator for the township, said the company Quality Renovations Plus, is currently located in Fayetteville.

The owners of the company are interested in purchasing the land, but want to make sure their plans for the property will be approved by trustees, Kelley said.

“They have not purchased the property yet,” Kelley said.

Don Tindley and Stephen Caudill, with Quality Renovations, attended the meeting to answer questions from trustees.

“We are trying to find a centrally located shop,” Tindley said. “It’s going to be the perfect spot to bring our employees and business to Batavia.”

The company has seven employees currently, but is growing and plans to continue to grow, Tindley said, and the location would enable them to do that.

The 2.97 acres is currently vacant land that is heavily wooded, Kelley said. She said the owners plan to build a shop, office, and a storage area for their equipment.

The property is currently an industrial zoning district, according to Kelley.

The potential owners are planning to have about 24,000 square feet of parking which includes parking for construction vehicles and visitor parking, Kelley said.

“They are requesting gravel as opposed to hard surface,” Kelley said about the parking lot.

The company owners are also requesting a variance that reduces the side yard setback on the property from 100 yards to 60 yards, Kelley said.

There are currently trees that serve as a buffer in the area.

“They have agreed to add additional buffer if necessary,” Kelley said.

The company owners are also requesting that trustees allow them to not add a sidewalk to the road frontage of the property.

Many other businesses in that area do not have sidewalks, according to Kelley.

The zoning case is coming before trustees because of the modifications and because it is located in the Batavia Road Industrial Area overlay district, Kelley said.

Trustee Jim Sauls asked Tindley if they are planning to start construction on their new location soon if they receive approval.

Construction on the new location would begin as soon as possible, Tindley said. He said they would call the realtor as soon as trustees make a decision.

“It’s a perfect location for us,” Tindley said.

Trustees approved the modifications and plans for the property during the meeting.
