Batavia Township Trustees approved the final development plan for Sparta Village, an apartment development off State Route 125, in the township during their Aug. 4 meeting.

According to Batavia Township Zoning Consultant Jonathan Wocher, Sparta Village is the second phase of the Bayberry Crossing apartment complex, which is owned by Grammas Development.

Wocher presented the final development plan to trustees and highlighted the details of the plan during their Aug. 4 meeting.

Wocher last discussed the development with trustees at their June 5, 2012 meeting when trustees approved major zoning modifications for the development.

“The township approved preliminary plans in 2007,” Wocher said at the June 5, 2012 meeting.

At the June 2012 meeting trustees approved zoning modifications that reduced the number of total units but increased the number of buildings that will be constructed in the development. In addition, the plan eliminated garage units.

Wocher said the final development plan includes a maximum of 48 apartment units in 10 buildings. He said the units will be one or two bedroom apartments 672-728 square feet and will be a combination of brick and stone with a shingle roof.

Wocher said the entrance to the development off Laub Road.

Wocher said during the June 2012 meeting that the main concerns they received from neighboring residents about the development had to do with drainage and water run-off on the property with the additional units.

He said the applicant addressed the issue by planning for an additional yard storm drain and pipe in the northwest portion of the site and changing the landscaping to prevent further runoff.

During the Aug. 4 meeting Wocher showed trustees renderings of what the apartments will look like.

He said the only thing they are waiting on is for proof that the right-of-way has been dedicated and recorded along Laub Road.

Paul Grammas was present at the Aug. 4 meeting to answer any questions about the development.

Grammas said he should have proof of the right-of-way for the street and utilities for the development in the coming days.

The Batavia Township Zoning Commission voted unanimously to recommend approval of the final development plan during their July 10 meeting.

Trustees approved the final development plan pending proof of the right-of-way record during their Aug. 4 meeting.
