Batavia Township is preparing overlay district

With the financing in place for the Industrial Realty Group to begin renovation of the former Ford Transmission plant in Batavia, township trustees are concerned about the zoning regulations for the project.

An overlay district was discussed by trustees during the Batavia Township meeting on Thursday, Oct. 29.

According to zoning administrator Denise Kelley, the township has not had contact with anyone from IRG regarding the plans for the 1.8 million square foot facility.

“They would have to come to the board of zoning appeals for approval before they can begin any work,” said Kelley. “If the plant becomes an overlay district, IRG would have to come before the board of trustees with their plans.”

Kelley told the board that it will take three months to change the zoning of the plant from heavy manufacturing to an overlay district. She noted that before they could change to any other type of zoning they would have to go through the board of zoning appeals, allowing the board of trustees time to get the overlay district into place.

Clermont County commissioners approved a resolution in August to authorize financing for IRG. In October, the state controlling board approved a $6.135 million enterprise bond for IRG to purchase and renovate the plant. Industrial Realty Group has plans to convert the plant into a multi-use tenant facility. There are no definitive plans for the site in place yet.
